A wealth of information, I couldn't put the book down7 - This book is EXCELLENT. The authors style of writing keeps you engaged and wanting to read more and more, awesome writing skills, love this book! It's an incredible wealth of knowledge. It walks you through every aspect, every single step, from thinking about flipping, to deciding to, farming areas, marketing, using an agent to search, buying, doing the repairs yourself vs using a general contractor or General Contractor, or subbing the work out yourself, inspections, loans, financing, escrow, oh my goodness, I could go on and on. While I've technically never flipped a property in a few months time, I have bought two fixers in my lifetime, most recently my primary home, the property I just sold. And the author couldn't be more right on hiring the right contractors. With the RE market making a nose dive, I'm preparing to start my new rehab venture. I may buy one for a rental and just go from there but this book made me very excited to get the process started and even though I've actually done this before (to some extent) this book had tons and tons of priceless information that I didn't know. I have so many bookmarks in my book it's ridiculous. I didn't want to highlight on the pages but I'm going to have to go back and just do it because this author has SO MUCH experience and valuable information provided, this book is going to be my go-to for reference on things. Excellent book! I also bought his book "Estimating Rehab Costs", I'm gonna start reading it tomorrow, can't wait. Buy this book! Review: By FAR, the Best Books We've Read on Ethical Flipping! - This is the first review I have ever written, as no matter how much I have liked things in the past I just don't typically feel compelled to write reviews (even though I always read the verified purchase ones before I buy something). However, this book, along with the companion book 'The Book on Estimating Rehab Costs,' I felt more than deserved my time for a review and excellent rating. THANK YOU, J Scott, for providing such clear, detailed, easy-to-follow, no BS information! Your books have helped my husband and I make a detailed plan, get our team in place, and finally feel ready to make the leap into flipping. We are super-excited, and are thankful for people like you who are willing to share your knowledge and experiences. For any would-be investors out there, BUY, READ, and PUT INTO PRACTICE the advice in these books!

Solid read. Clear, concise and full of useful tips.
overall, an excellent read. every now and then there's a misused word - indicates dictation vs. typing (which is fine with me quite frankly). some stuff I didn't agree with, such as the fees loan officers charge. The author doesn't know how that whole calculation works and clearly favors the use of a realtor - despite fact that realtor commissions are 3 times that of loan officers. Again, fine with me as no one is an expert in everything. I would favor use of a realtor if my wife were one too! There are a lot of really, really good tips - especially when it comes to the timing of certain renovations. This is something few people consider and could be the costliest mistake of the project. As well, the author provides some EXCELLENT ideas on staging. Clearly the author is very experienced with flipping. I consider this a must read for anyone looking at the field, including real estate agents, wholesalers, flippers (obviously) and even "regular" home owners considering selling at some point. I would only rate a 5 if it absolutely blew me away. And although impressive, it didn't do that.

Last Stop Shopping for books on House Flipping
I have a library of real estate books and this is the book I constantly go back to and re-read when I feel like I've lost my way. I have just about every book on Amazon regarding the subject and this one really has the best information. I also bought the companion book called "The Book on Estimating Rehabs" and it is the perfect book to figure out how to not only estimate the scope of work but gives you great insight on what you should be paying for contractors and products. I also keep up with J Scott's flips on his website. He is a real house flipper and not someone that gives you his theories on the subject. He tells you the good and the bad but gives sound advice on how to make sure each deal is a winner. If you are in the Rental business this book doesn't really cover the Buy and Rent strategies. There will be times in your flipping process where you might lose money but I've been successful in turning those into Rental properties to make my money back and then hold for long term growth and a small monthly income on Rent. The best book I have read on that issue is Buy it, Rent it, Profit by Bryan M. Chavis. I suggest getting all 3 books so you understand how to flip and profit quickly or turn a bad investment into a winner by renting. One thing I did with my rentals that the books don't suggest is have a Management Company handle the entire process of my Rentals. They handle marketing, Contracts, Tenants and maintenance for 10% of the rental price. On most deals that will cost me about 120 dollars per month. Not having to deal with Tenants and maintenance is worth the price to me. The profit margin in my area is around 20 percent. If it is a break even deal I will hold until I get enough equity from their payments and then when the lease is up I will clean it up and sale. It can be the difference in losing money and making a little off of a bad deal.

Everything your spouse needs to understand what you're doing, and I'm not kidding.
Step by step instructions. I read everything I could find, joined a REI group locally, and a web-based organization nationally, and still I find that this one book tells me more usable information, in an easily digestible fashion than anything else I've seen. I have to wonder what motivates someone to "write it all down" for that's a terrifically challenging task, but J has done it. The best thing about this book is not the gems to be found inside--truly, most of his ideas are to be found elsewhere, and that's to be expected because they are correct--but that the work is so systematically presented that (even) my wife understands it. REI investors know that convincing the family to go along with "this hare-brained scheme" is probably the actually hardest part of the endeavor, at least at the beginning. J does a masterful job of writing in such easy to follow language that this one book is what my darling wife refers to every time she has a question about flipping. Ever hear the line, "An expert is a guy with a briefcase from out of town."? Think of it that way. All of the book is valuable as it stands and having all of the information in a book you can hand to your partner is even better. It's confirmation of everything else you learned about flipping houses, and if you haven't learned it yet, there is no better place to start.

Best Book On Flipping
I've read quite a few books by real estate investors who flip houses. Quite a few really GOOD ones. But in my opinion this one is the absolute BEST. J Scott does an EXCELLENT job at leaving no stones unturned and pretty much holds your hand all the way through the process from start to finish. I love his attention to details while still making the steps very simple to comprehend. Great job!
